To facilitate and attract local
and international investors and qualifying residents to the
Yaqara City, Yaqara Group Limited will ensure that
adequate residential, commercial, educational and community
facilities are in place as quickly as possible.
'State of the art'
infrastructure and facilities for the audio visual industry is
also critical to the overall success of the development.
The magnitude of the Yaqara City should be viewed in the context of its primary
demand-driven model; the economic holding costs for the
development are modest when compared to the global demand for
tax incentive opportunities combined with life style benefits
and affordable entry costs.
To execute the Yaqara City's First Stage development plan, the company will
dominantly off-balance-sheet project finance development or
invest parts of its land rights in joint venture developments,
or through syndicated projects.
Creating the entry point for First
Stage, the company has entered into a joint venture
agreement with the principals of Australian based, financial
consulting, property sales and marketing company, Ark Group
Limited for the management of international residential land
sales and marketing for the Yaqara City.
The company expects soon to
appoint other, similarly qualified companies to market key First
Stage developments for the Yaqara City.
Construction on the site
commenced in August 2003 when the company sub-leased land to
Telecom Fiji Limited for their of its V-Sat telecommunication
project, however, the company has recognised the need to 'fast
track' development within the Yaqara City through the
delivery of crucial projects and facilities that will further
stimulate investment from industry practitioners and independent
developers.
Projects and facilities to be
undertaken by the company or through joint venture partners
under the First Stage development plan due to commence in the
first quarter of 2005, currently includes:
- Audio visual business
facilities including studios
- Residential housing
- Hotel and resort development
- Sports and tourism
activities and venues
- Offices and commercial
premises
- Recreational centres
- Educational facilities: Pre-
School, Primary School, High School and an Audio-visual arts
and IT University
- Retail and community support
services
